This policy explains what personal data we collect on this website, why, who we share it with, how long we keep it and what rights you have. We process data in accordance with the EU General Data Protection Regulation (GDPR) and [the laws of the country of registration].
Who is responsible for your data
The data controller is [company name / sole trader], [country], [address], [registration number].
For any questions about personal data, email us at [email] — we will reply within 30 days.
What data we collect
Data you enter in the enquiry form:
- your name;
- your contact method (phone, Telegram, WhatsApp, etc.) and contact details — number or username;
- purpose of purchase, destination, budget, the property you are interested in and your comment — if provided;
- the address of the page from which the request was sent, including campaign tags (utm).
Data collected automatically — for visitors from the EEA, the UK and Switzerland only after consent to analytics; for others, until you choose “Necessary only”:
- how you use the site: page views, clicks, scrolling, mouse movements, visit duration;
- technical data: device and browser type, language, approximate location (country, city), referral source;
- pseudonymous identifiers in cookies (see “Cookies”).
Microsoft Clarity session recordings mask entered text — the contents of form fields are not captured.
Regardless of consent, our hosting provider (Cloudflare) technically receives your IP address and request data in order to deliver the page and protect the site from attacks. Your IP address is also used to determine your country — only to pre-fill the country code in the phone field; the country is not stored separately or sent with your enquiry.
Why we process data and on what legal basis
- To respond to your enquiry, select properties and provide a consultation — steps taken at your request before entering into a contract (Art. 6(1)(b) GDPR).
- To analyse traffic and improve the site — for visitors from the EEA, the UK and Switzerland, your consent (Art. 6(1)(a) GDPR): without it, analytics cookies are not set; for other countries, our legitimate interest (Art. 6(1)(f) GDPR), and you can opt out with the “Necessary only” button.
- To keep the site running and secure and to protect it from spam — our legitimate interest (Art. 6(1)(f) GDPR).
We do not sell your data, do not use it for automated decision-making and do not send marketing emails without separate consent.
Who we share data with
We use services that process data on our behalf:
- Cloudflare, Inc. (USA) — website hosting and request processing;
- Google LLC (USA) — Google Sheets, where we manage enquiries, and Google Analytics 4;
- Microsoft Corporation (USA) — Microsoft Clarity, on-site behaviour analytics;
- Telegram (Telegram Messenger Inc. / Telegram FZ-LLC, UAE) — notifications about new enquiries in our team’s private work group.
Only the members of our team who work with you have access to enquiries. If you decide to buy, with your consent we will share the necessary data with the developer, seller or lawyer in the country of purchase.
Some of these companies are located outside the EEA. Transfers are based on the European Commission’s Standard Contractual Clauses or the EU–U.S. Data Privacy Framework.
How long we keep data
- Enquiries — [24 months] after our last contact with you or, if a deal is concluded, for as long as accounting laws require.
- Google Analytics — [14 months].
- Microsoft Clarity — session recordings for 30 days, aggregated statistics for up to 13 months.
- Cloudflare technical logs — up to 30 days.
After that, data is deleted or anonymised.
Your rights
You have the right to:
- know what data of yours we process and obtain a copy;
- correct inaccurate data;
- request deletion of your data;
- restrict or object to processing;
- receive your data in a machine-readable format to transfer it to another provider;
- withdraw your consent to analytics at any time — this does not affect the lawfulness of processing before withdrawal.
To exercise your rights, email [email]. You can also lodge a complaint with the data protection authority in your country of residence or with [supervisory authority of the country of registration].
Security
The site works only over a secure HTTPS connection. Access to the enquiry spreadsheet and the work group is limited to team members who need it for their work.
Children
This site is not intended for people under 18, and we do not knowingly collect their data.
